Interim Schedule of Dilapidations
An Interim Schedule of Dilapidations is used to encourage a tenant to meet their lease-repairing obligations. Ideally, they should focus on defects that, if left unaddressed, could cause damage to the building, such as roof or drain leaks. Or that will have an adverse effect on the value of the property.
Their effect on the tenant depends on whether they wish to forfeit their lease or not. Plus the likely claim for a terminal schedule of dilapidation at that time.
We recommend issuing 2 copies of our schedule.
1. showing the ant of repair, without a recommended remedial action. As this meets the court's requirement.
2. The other shows the recommended remedial action. As this assistant tenant, take action.
Preparing and issuing the Schedule is not the end of the process, but is the beginning.
Negotiation of work to take place, and when it needs to be done.
Then, monitoring of the tenant specifications, procurement of documents, and execution of the repairs is required.
Otherwise, the interim Schedule of Condition will not achieve anything of substance.
