We have dealt with Large Mansion Blocks where regular maintenance has not been carried out for over 30 years.
The communal heating system is over 90 years old and reached its life expectancy 40 years ago. Furthermore, the lift needs upgrading.
This leads to the building's dilapidation and a poor reputation. That adversely affected the state.
The service charge has not been fully recovered. Therefore, leaseholders who do pay their service charge find that funds raised for capital projects, such as lift replacements, are spent on reactive emergency repairs. They become resentful when others do not pay their service charge or when their contribution is misused.
HJA can assist both block head leaseholders and freeholders in navigating these situations. It is inconvertible, costly in the short term, and time-consuming and effort-intensive to resolve. But these situations are resolvable.
